August 2026 Chesterfield Township Market Report

Chesterfield Township homes sold for a median of $380,000 in August, essentially flat from a year ago, in a median of 26 days. Buyers signed 42 contracts, up 40%, while inventory rose 7.7% to 98 homes, or 3.0 months of supply. Condos went the other way on price, with the median down to $207,500, but condo supply fell to just 1.8 months. Here’s what happened and what it means for you.

The month in brief

Contracts up, prices flat

New contracts drove August. Pending sales rose to 42 from 30 a year ago, up 40%, even as closed sales slipped to 31 from 35. Pending sales usually lead closings by 30 to 60 days, so September and October closings should run ahead of last year’s.

Prices held. The median was $380,000, down 0.5%, and the average rose 1.5% to $381,699. Sellers received 100.3% of list price and homes sold in a median of 26 days, the same as a year ago.

Year to date the median is $380,000, down 5.0% from $400,000 in 2025, but the year-to-date average is up 3.1%. When the median falls and the average rises, the mix of what sold has usually shifted; it isn’t a sign that values are dropping.

Supply is building slowly. New listings rose 15.4% to 60, inventory rose to 98 homes, and months of supply moved from 2.9 to 3.0. That’s still a seller’s market.

Read this first. Chesterfield Township closed 31 homes and 20 condos in August. With samples that small, a few sales at either end of the price range can move a median several percent. The year-to-date figures are the steadier read.

Residential: flat prices, rising contracts

At 3.0 months of supply, Chesterfield’s residential market still favors sellers. Homes are selling at 100.3% of list price, and year-to-date days on market fell from 39 to 30, so the typical home is selling faster than it did in 2025.

Closings are down 5.5% for the year, but August’s 40% jump in pending sales suggests that gap will narrow this fall.

Condos: the tightest segment in town

Chesterfield’s condo market is tighter than its residential market. Inventory fell 18.2% to 27 units and months of supply dropped to 1.8. Closed sales rose 42.9% to 20, and year to date condo closings are up 26.9%.

The August condo median fell 10.8% to $207,500, but the year-to-date median of $217,000 is up 0.3%. The monthly drop reflects which units sold, not a broad price decline.

In August, rates weren’t the story. The 30-year fixed stayed in the mid-6s all month, only about a tenth of a point above a year earlier, so August’s Chesterfield Township numbers reflect supply and demand, not a rate shock.

September changed that. The 30-year fixed reached 7.28% on October 1. On a $380,000 home with 20% down, that’s about $126 a month more in principal and interest than at the end of August. Contracts signed from mid-September on are carrying that higher cost, which is why the next two reports matter.

The bigger picture

Chesterfield Township versus the nation

Nationally, existing-home sales fell to a seasonally adjusted annual rate of 3.98 million in August, down 1.2% from a year earlier, according to the National Association of REALTORS®. U.S. inventory reached a 4.9-month supply, the highest in more than ten years, and the national median rose 1.6% to $429,100. The Midwest median rose 3.3% to $340,400.

Chesterfield Township, at 3.0 months of residential supply, is tighter than the nation, and Macomb County as a whole sits at 2.8 months.

What it means

My honest take, depending on your side of the deal

If you are selling

  • Buyers are writing contracts. Pending sales rose 40% in August, to 42 from 30.
  • You can still get full price. Sellers received 100.3% of list price in a median of 26 days.
  • Price to today’s comps, not 2025’s. The year-to-date median is $380,000, down from $400,000, so last year’s neighbor’s sale may not be your number.
  • Condo sellers are in a strong spot. With 1.8 months of supply and inventory down 18%, there isn’t much competition.
  • Buyers’ budgets just got tighter. Rates rose above 7% in late September, which trims what buyers can pay each month.

If you are buying

  • You have a bit more to choose from. 98 homes were for sale at the end of August, up from 91, and new listings rose 15.4%.
  • Prices aren’t running away. The median is flat for the month and down 5% for the year.
  • Well-priced homes still go fast. At 100.3% of list and 26 days, have your pre-approval ready before you tour.
  • Condo buyers need to move quickly. At 1.8 months of supply, good units don’t last.
  • Re-run your numbers. If you were pre-approved in August, rates have moved since.

Worth watching: whether September’s jump in rates cools the 40% surge in pending sales. If October closings don’t follow contracts up, it will show up first as longer days on market.
