Selling in Sterling Heights While Buying New in Shelby Township
A Sterling Heights family needed to sell their ranch while buying a new-construction colonial in Shelby Township that was still being built. They needed Utica Community Schools, a large kitchen and a first-floor bedroom with a private bath. I wrote their offer with a 60-day home-sale contingency, prepared and priced the ranch, and negotiated 30 days of post-closing occupancy so they could move once, straight into the finished home.

Can I use my own Realtor to buy new construction?
In most cases, yes. Many builders require your agent to be with you on your first visit, or registered before you sign in at a model or online. Call me before you visit a model home so your representation is in place.
Does using a Realtor raise the price of a new build?
It shouldn't, but it's worth asking. Builder policies and agent compensation vary, so I confirm each builder's policy in writing before we register.
How much should I budget above the starting price?
The advertised price is a starting point. Homesite premiums, structural options, design selections and exterior items like sod, sprinklers and decks can add meaningfully to the final price. Incentives can offset some of it. Ask for a realistic all-in number before you commit.
What's the difference between to-be-built, spec and quick move-in homes?
A to-be-built home is started after you sign, so you choose the plan, homesite and finishes. A spec home is started by the builder before it sells, often with some selections already made. A quick move-in home is complete or close to it.
How long does it take to build a new home?
Timelines vary by builder, plan and season. Ask for the estimated timeline in writing, and ask what happens if construction runs late, especially if you're selling a home or ending a lease.
Do I need a home inspection on a new build?
Yes. An independent inspector can catch issues the builder's own walkthroughs miss. Many buyers do one before drywall and one before closing.
Can I buy new construction before I sell my current home?
Often, yes. A home-sale contingency and a negotiated occupancy period can let you sell and move straight into your new home. See the example above.
Which school district will my new home be in?
Macomb County townships are split among several districts. The district can change from one side of a road to the other, so verify the specific address with the district before you buy.
