August 2026 Macomb Township Market Report
Macomb Township homes sold for a median of $500,000 in August, up 5.3% from a year ago. Buyers signed 103 contracts, up 41.1%, and new listings jumped 31.1% to 135, yet months of supply eased to 3.0 because sales kept pace. Year to date, closings are up 14.7%, the strongest gain of the six Macomb County communities I track. Here’s what happened and what it means for you.

The month in brief
More listings, more buyers, steady at $500,000
August was busy at both ends. Sellers listed 135 homes, up 31.1%. Buyers signed 103 contracts, up 41.1%, and 91 homes closed, up 4.6%. Inventory rose 4.3% to 219, but months of supply fell from 3.3 to 3.0 because sales are running faster than a year ago.
Prices are steady around $500,000. The August median rose 5.3% to $500,000, the year-to-date median is exactly $500,000, unchanged from 2025, and the year-to-date average is up 1.6% to $505,134.
Homes take longer here than countywide, a median of 40 days against 29 for the county, which is normal for a higher-priced market with a lot of new construction. Sellers received 99.6% of list price, down from 100.2%.
Condos cooled. Condo pending sales fell 28.6% to 20, the condo median held at $310,000, and condo inventory fell to 42 units, or 2.1 months of supply.

Residential: the busiest market of the six
Macomb Township logged 577 closings through August, up 14.7%, and 601 pending sales, up 11.7%. No other township I track grew closings as fast. At 3.0 months of supply, it remains a seller’s market, but buyers have more time here than in the southern half of the county.
Sellers received 99.6% of list price in August, down 0.6 points. It’s a small change, but it says buyers are negotiating a little more than they were a year ago.

Condos: fewer contracts, tighter supply
Macomb Township condos sold for a median of $310,000 in August, unchanged from a year ago, and in 24 days. But condo contracts fell 28.6% to 20, and the year-to-date condo median of $300,000 is down 4.8%.
Supply is not the issue. Condo inventory fell 10.6% to 42 units, and months of supply is 2.1. Condo sellers received 98.7% of list price year to date, down a full point from 2025, which suggests buyers are more price-sensitive.

In August, rates weren’t the story. The 30-year fixed stayed in the mid-6s all month, only about a tenth of a point above a year earlier, so August’s Macomb Township numbers reflect supply and demand, not a rate shock.
September changed that. The 30-year fixed reached 7.28% on October 1. On a $500,000 home with 20% down, that’s about $166 a month more in principal and interest than at the end of August. Contracts signed from mid-September on are carrying that higher cost, which is why the next two reports matter.

Nationally, existing-home sales fell to a seasonally adjusted annual rate of 3.98 million in August, down 1.2% from a year earlier, according to the National Association of REALTORS®. U.S. inventory reached a 4.9-month supply, the highest in more than ten years, and the national median rose 1.6% to $429,100. The Midwest median rose 3.3% to $340,400.
Macomb Township, at 3.0 months of residential supply, is tighter than the nation, and Macomb County as a whole sits at 2.8 months.

If you are selling
- Demand is strong. Pending sales rose 41.1% in August and closings are up 14.7% for the year.
- So is your competition. 135 new listings hit the market in August, up 31%.
- Plan for about 40 days. That’s the median here, and it’s normal for this price range.
- Price precisely. Sellers received 99.6% of list price, down from 100.2%. Overpriced homes are the ones that sit.
- Know what the builders are offering. If you’re selling a resale home near active new-construction communities, buyers will compare your price with a builder’s incentives. Price with that in mind.
If you are buying
- You have choices. 219 homes were for sale at the end of August, and new listings are up 31%.
- You have time to decide. At 40 days on market and 3.0 months of supply, there’s room to compare.
- Compare new construction and resale side by side. Ask builders for a rate buydown and a price reduction in writing. Not all builders are the same, and the better offer isn’t always the obvious one.
- Condo buyers have leverage. Condo contracts fell 28.6% and sellers are accepting a point less than last year.
- Re-run your numbers. A $500,000 home with 20% down costs about $166 more a month at 7.28% than at 6.66%.
Worth watching: whether the 41% jump in pending sales holds after September’s move above 7%. If contracts slow while new listings keep coming at this pace, months of supply will climb quickly.
