August 2026 Clinton Township Market Report
Clinton Township homes sold for a median of $302,000 in August, up 6.2%, in just 24 days, eleven days faster than a year ago. Closed sales jumped 27.9% to 87 and inventory fell 8% to 126, leaving only 2.0 months of supply, the tightest of the six Macomb County communities I track. Condos are the opposite story, with inventory up 53%. Here’s what happened and what it means for you.

The month in brief
Two markets moving in opposite directions
Clinton Township was one of the few places in Macomb County where residential supply shrank in August. Only 126 homes were for sale, down from 137. New listings fell 4.3% to 88 while closed sales rose 27.9% to 87 and pending sales rose 27.0% to 80.
Prices moved up. The median rose 6.2% to $302,000 and the average rose 7.9% to $319,117. Year to date the median is $307,950, up 2.3%. Sellers received 99.8% of list price, and homes sold in a median of 24 days, down from 35.
Condos matter more in Clinton than almost anywhere else in the county: 39 condos closed in August alongside 87 residential homes. And the condo market is loosening. Condo inventory rose from 64 to 98 units, months of supply rose from 1.7 to 2.5, and condo closings fell 29.1%.

Residential: the tightest market of the six
At 2.0 months of supply, Clinton’s residential market is firmly in sellers’ favor and tighter than the countywide 2.8. Demand is strong, with pending sales up 27% in August and 6.5% for the year, and supply isn’t keeping up.
Sale prices are rising modestly. The year-to-date median is up 2.3% and the year-to-date average is essentially flat, so the 6.2% August gain is partly a soft August 2025 comparison.

Condos: supply is building fast
Condo sellers listed 486 units year to date, up 22.4%, while closings rose only 3.6%. The result is 98 condos for sale, up 53.1%, and 2.5 months of supply. Condo sellers received 98.0% of list price, unchanged from a year ago.
The August condo median rose 12.5% to $225,000, but the year-to-date median of $217,500 is up a more modest 3.6%. With only 39 condo sales in the month, expect the median to bounce around.

In August, rates weren’t the story. The 30-year fixed stayed in the mid-6s all month, only about a tenth of a point above a year earlier, so August’s Clinton Township numbers reflect supply and demand, not a rate shock.
September changed that. The 30-year fixed reached 7.28% on October 1. On a $302,000 home with 20% down, that’s about $100 a month more in principal and interest than at the end of August. Contracts signed from mid-September on are carrying that higher cost, which is why the next two reports matter.

Nationally, existing-home sales fell to a seasonally adjusted annual rate of 3.98 million in August, down 1.2% from a year earlier, according to the National Association of REALTORS®. U.S. inventory reached a 4.9-month supply, the highest in more than ten years, and the national median rose 1.6% to $429,100. The Midwest median rose 3.3% to $340,400.
Clinton Township, at 2.0 months of residential supply, is tighter than the nation, and Macomb County as a whole sits at 2.8 months.

If you are selling
- Residential competition is light. At 2.0 months of supply and inventory down 8%, buyers don’t have much else to choose from.
- Homes are selling fast. The median home sold in 24 days, eleven days faster than a year ago.
- Use the year-to-date number for pricing. The August median is up 6.2%, but the year-to-date gain is 2.3%.
- Condo sellers face real competition. 98 condos are for sale, up 53%. Condition and pricing matter more than they did a year ago.
- Rates rose in September. Buyers who shopped in August at 6.66% are now looking at payments above 7%.
If you are buying
- Residential buyers need to be ready. At 24 days and 99.8% of list, have your pre-approval and be ready to tour quickly.
- Condos give you room. With 98 units for sale and 2.5 months of supply, there’s time to compare and room to negotiate.
- Prices are close to the county median. Clinton’s $302,000 residential median is almost exactly the countywide $300,000.
- Re-run your numbers. If you were pre-approved in August, rates have moved since.
Worth watching: whether Clinton’s condo inventory keeps climbing. Another month like August would push condo supply toward balanced territory and hand condo buyers real leverage.
